Where we work
Painters Serving Seven Central Florida Counties
Based in Dunnellon, FL. Every town below has its own page — because painting a new block house in Marion Oaks and an old wood-frame porch in Brooksville are genuinely different jobs, and a page that pretends otherwise is no use to anybody.
Marion County
Ocala, FL
~25 minutes from our base · 12 ZIP codes
Concrete block with stucco dominates anything built since the 1970s, which means crack repair and elastomeric caulking are the real cost drivers on an exterior rather than square footage. The older southeast and north-central neighbourhoods are wood frame and brick with painted wood trim, soffit and fascia that needs genuine scraping and priming. The newer west-side communities are block and stucco with fibre cement accents and, usually, a deed-restricted colour palette to work within.

Our home town · 4 ZIP codes
Predominantly 1970s–1990s concrete block with stucco in the Rainbow Springs and Rainbow Lakes developments, now at the stage where hairline stucco cracking and failed original caulking are the main exterior issues. The historic district adds older wood frame with real porches, bead-board ceilings and painted wood trim. Out on the acreage you get manufactured and modular homes alongside pole barns, run-in sheds and board fence.
Painters in DunnellonBelleview, FL
~35 minutes from our base · 2 ZIP codes
A mix of 1980s–1990s concrete block with stucco, a large share of manufactured and modular homes on private lots, and newer stucco infill on the south and east. Manufactured homes bring painted metal siding, metal skirting and aluminium frames, all of which need a bonding or direct-to-metal system rather than standard exterior acrylic.

~45 minutes from our base · 2 ZIP codes
Mostly 1990s and 2000s concrete block with stucco in the gated communities, now at the age where original caulking at window returns and the garage door header has failed and hairline stucco cracking has begun. Toward Lake Weir you get older frame homes, waterfront properties with dock and deck timber, manufactured homes and agricultural outbuildings.
Painters in SummerfieldSilver Springs, FL
~35 minutes from our base · 3 ZIP codes
Predominantly 1970s–1990s block-and-stucco and frame homes in Silver Springs Shores, many with carports, Florida rooms and screened enclosures. Deep tree canopy throughout, which means biological growth rather than chalking is the main surface problem, and painted wood soffit and fascia that needs real scraping and priming.
Painters in Silver SpringsMarion Oaks, FL
~25 minutes from our base · 1 ZIP code
Almost entirely recent concrete block with stucco — single-storey, attached garage, tile or shingle roof — built from roughly 2005 to the present with a heavy concentration in the last decade. Builder-grade interior finish throughout: one flat white, basic trim, and exteriors applied thin. Very little coating failure, a lot of upgrade opportunity.
Painters in Marion OaksOcklawaha, FL
~50 minutes from our base · 1 ZIP code
A wide range — older lakefront cottages, 1980s and 1990s frame and block homes, newer custom builds on the water, manufactured homes inland, and agricultural outbuildings on the acreage. Dock, boat house and deck timber is a much larger share of the work here than anywhere else in Marion County.

Farm infrastructure dominates: shed-row and centre-aisle barns, foaling barns, equipment and hay buildings, run-in sheds, and miles of four-board perimeter and paddock fence. Farmhouses range from older frame homes to substantial custom builds. Very little conventional subdivision housing.

~40 minutes from our base · 1 ZIP code
Five to forty acre properties with a mix of older frame farmhouses, 1990s and 2000s block-and-stucco homes, manufactured homes, and farm infrastructure — pole barns, run-in sheds, equipment buildings and board fence. Open pasture means high sun exposure and uneven weathering between elevations.
Painters in AnthonyCitra, FL
~50 minutes from our base · 1 ZIP code
Rural and agricultural — older timber barns, pole barns, metal equipment and hay buildings, run-in sheds and board fence, alongside frame farmhouses, manufactured homes and newer custom builds on acreage. A high proportion of genuinely old, previously uncoated timber.
Painters in CitraFort McCoy, FL
~55 minutes from our base · 1 ZIP code
Rural and varied — frame homes, manufactured homes on acreage, hunt camps and cabins, pole barns, workshops and outbuildings. Deep tree canopy throughout. Decks, porches and exposed timber are a large share of the work, and they are almost always in worse condition than the owner expects.

Inverness, FL
~35 minutes from our base · 3 ZIP codes
1980s–2000s concrete block with stucco inland, older frame and block homes near downtown, lakefront and canal-front properties with dock and boat house timber, and manufactured homes on acreage. Standard Florida defects — caulk failure, hairline stucco cracking, chalked driveway coatings — plus heavy humidity near the lake chain.

Waterfront and canal-front homes on Kings Bay and the canal system, inland block-and-stucco subdivisions, older frame homes near downtown, and stilt and elevated construction on the lower-lying waterfront. Exposed metal — railings, shutters, fasteners, fixtures — is a much larger part of the scope here than anywhere else we work.

Gainesville, FL
~55 minutes from our base · 8 ZIP codes
Genuinely old wood-frame homes with porches and decorative trim in the historic districts, 1990s–2000s block-and-stucco and fibre cement in the west-side subdivisions, a very large stock of rental housing of every age near the university, and horse farms and acreage out toward Newberry and Alachua.
