Painters in Gainesville, FL

RJL Painting covers Gainesville and Alachua County from our Dunnellon base. The work here divides between the historic districts near downtown, where old wood trim and real porches need careful restoration, the west-side subdivisions, and a large rental market where turnover speed and a fixed completion date matter more than anything else.

What painting in Gainesville actually involves

Gainesville is three different painting markets and they barely overlap. The historic districts near downtown — the Duckpond and the streets around it — are genuinely old wood-frame houses with porches, decorative trim and sash windows, and they want the slow, careful scraping and priming that old painted wood always wants.

West Gainesville is suburban: Haile Plantation, Jonesville and the newer subdivisions out toward Newberry Road, which are block-and-stucco and fibre cement of the same vintage and with the same defects as anywhere else in Central Florida — caulk failure, hairline stucco cracking, sun-bleached front doors.

And then there is the rental market, which is enormous because of the university and which runs on one thing: the handover date. A turnover repaint that finishes two days late is a problem no quality of finish will fix. We quote rental turnovers to a fixed completion date and we hit it, and we are happy to work weekends to do so.

Alachua County is also horse country once you get out past Newberry and up toward Alachua itself, so a meaningful share of our Gainesville-area work is farm work rather than residential.

The housing stock here

Genuinely old wood-frame homes with porches and decorative trim in the historic districts, 1990s–2000s block-and-stucco and fibre cement in the west-side subdivisions, a very large stock of rental housing of every age near the university, and horse farms and acreage out toward Newberry and Alachua.

Painting in Gainesville: common questions

Can you hit a fixed rental turnover date?

Yes. We quote turnovers to a completion date rather than a start date, and we will work weekends to hit it. A two-bedroom unit is normally a two-day job.

Do you work on historic homes in the Duckpond area?

Yes. Old painted wood needs scraping back to a sound edge, feather-sanding and stain-block priming on every bare area, plus honest assessment of rot in sills, corner boards and porch columns. It is slower work and it is the only version that lasts.

Is Gainesville within your service area?

Yes. It is about an hour from our Dunnellon base, and we work Alachua County regularly — Gainesville, Newberry, Jonesville, Alachua and the farms toward Micanopy.

Do you handle multiple rental units for property managers?

Yes. We price per unit, work to your turnaround deadlines and can invoice per unit or consolidated, whichever suits your accounting.
