General questions
What areas does RJL Painting serve?
RJL Painting is based in Dunnellon, Florida and serves Marion, Levy, Citrus, Alachua, Sumter, Lake and Hernando counties. That includes Ocala, Dunnellon, Belleview, Summerfield, The Villages, Silver Springs, Marion Oaks, Ocklawaha, Reddick, Anthony, Citra, Fort McCoy, Williston, Inverness, Crystal River, Brooksville, Gainesville, Newberry, Wildwood and Lady Lake.
Does RJL Painting work around horses?
Yes — working safely around active barns is the core of the business. We schedule around turnout and feed, work the stalls that are empty and move as horses move, avoid spraying or running compressors in occupied aisles, use low-odour coatings, and pick up every tool, cord and strip of tape before horses come back in. You do not need to empty the barn.
Is RJL Painting licensed and insured?
Yes. RJL Painting carries general liability insurance and can provide a certificate of insurance — including naming a commercial client as additional insured — before work begins. Ask for it at the estimate stage and we will send it in writing rather than saying so verbally.
How much does it cost to paint a house in Ocala, FL?
A single-storey exterior in Marion County typically runs $3,500 to $9,000, and a two-storey $7,000 to $16,000. Interiors run roughly $2.50 to $5.00 per square foot of floor area, or about $550 to $950 per room for walls, ceiling and trim. The condition of the existing coating moves the number far more than square footage does.
How long does exterior paint last in Central Florida?
Seven to ten years on stucco or concrete block with proper preparation, and five to seven years on wood siding. South and west elevations take the worst ultraviolet load and will show wear a full cycle before north and east elevations, which is why it is reasonable to refresh a single elevation rather than repainting the whole house.
Do you charge for estimates?
No. Estimates are free and written. We come to the property, look at every surface in the scope, and give you a line-item quote that names the preparation, the primer, the product and the number of coats — not a single lump sum. On farms we walk the whole property so you can phase the work if you want to.
How soon can you start?
Most residential jobs start within one to three weeks of accepting the estimate. Farm work is scheduled around your barn, show or foaling calendar and can be booked further out. Rental turnovers and closing-date work are quoted to a fixed completion date — tell us the date and we will build the schedule backwards from it.
What is the difference between pressure washing and soft washing?
Pressure washing is high-pressure water alone and is appropriate for concrete and pavers. Soft washing is low pressure plus a cleaning solution, and it is what roofs, stucco, painted wood, screen enclosures and vinyl need. High pressure strips granules off asphalt shingles, opens stucco and raises wood grain — damage that is expensive to undo.
What is the best time of year to paint in Marion County?
October through April. Lower humidity, fewer afternoon storms and milder surface temperatures all help a coating cure correctly. Summer work is entirely possible but has to be scheduled around the afternoon storm pattern, because a surface that will not have time to flash off before rain should not be coated.
Do you offer written warranties?
Yes. Workmanship is warranted in writing and the term is stated on your estimate before you sign anything. Manufacturer warranties on the coatings themselves are separate and we will tell you what the product carries so you know which failures are covered by whom.
Can I get a quote without someone coming to the property?
For small, well-defined jobs — a single room, a vanity, a front door — we can quote from photographs and measurements. For exteriors, farms and anything where the condition of the existing coating matters, we need to see it. A number given sight-unseen on an exterior is a guess, and guesses get revised upward mid-job.
Do you take on commercial and agricultural work?
Yes — boarding barns, training and show facilities, veterinary clinics, agricultural and equipment buildings, offices, retail units and rental portfolios. Commercial work can be scheduled evenings and weekends so you do not close, phased building by building, and invoiced per phase if that suits your accounting.
Horse Farm & Barn Painting
Do the horses have to leave the barn while you paint?
No. On almost every farm we work around the horses rather than asking you to empty the barn. We paint the stalls that are empty during turnout and move as the horses move. The only time we ask for a stall to be cleared is when we are stripping a failed finish, because that creates dust and debris you do not want in a feed tub.
Is the paint safe around horses?
We use low-VOC, low-odour acrylics on interior stall surfaces that are inert once cured, and we schedule so that every surface has flashed off before horses go back in. For anything a horse can chew — stall edges, kick boards, door tops — we use coatings rated as safe for incidental contact once dry, and we will name the exact product on your estimate.
How long does a barn repaint take?
A four to eight stall barn exterior is usually three to five working days. Stall fronts run about one to two days per eight stalls. A full farm — barn, sheds, fence line and arena structures — is typically two to four weeks, phased so no single area is torn up for long.
Can you stain cypress and raw timber rather than paint it?
Yes, and on most Marion County farms that is the better call. A penetrating oil or semi-transparent stain fails by fading instead of by peeling, so the next maintenance cycle is a wash and recoat rather than a full strip. We use it on stall fronts, timber-frame pavilions, tongue-and-groove ceilings and exposed trusses.
Do you paint arena structures and judges' stands?
Yes. Judges' stands, announcer boxes, viewing rooms, covered arena framing, mounting blocks, jump standards and farm signage are all regular work for us. Arena structures usually get done in the same visit as the fence line, since both are outdoor and weather-dependent.
Do you work on commercial boarding and training facilities?
Yes. Boarding barns, training centres and show facilities are a large share of our farm work. We can work in phases around a show schedule and invoice by building if that is easier for your books.
Farm Fence Painting & Staining
How much does it cost to paint horse fence in Ocala?
Most four-board horse fence in Marion County runs $1.75 to $2.75 per linear foot to recoat, and $3.00 to $4.00 per linear foot if the existing coating has failed and needs stripping first. A quarter-mile run of four-board fence is roughly 1,320 linear feet, so expect somewhere between $2,300 and $5,300 depending on condition.
How often should farm fence be repainted?
In Marion County, every three to five years for black board fence. Sun exposure is the deciding factor — south and west facing runs usually need attention a full cycle earlier than shaded runs, which is why we quote by run rather than quoting the whole line at one price.
Do you paint both sides of the fence?
Yes, both faces plus post tops and end grain, as standard. A fence coated only on the road side will fail from the back and you will be repainting it in about two years.
Can you work around turnout?
Yes. We work paddock by paddock so there is always somewhere to put horses. We also pick up every cord, bucket and strip of tape before the end of the day rather than leaving the run staged overnight.
What colour should horse fence be?
Black is the Marion County default and hides dirt and hoof splash best. Dark brown and charcoal are the common alternatives. White looks superb for about four months and then shows every bit of red clay and grass splash, which is why most working farms here moved away from it.
Exterior House Painting
How much does it cost to paint a house exterior in Ocala?
Most single-storey Marion County homes run $3,500 to $9,000 for body and trim, and two-storey homes run $7,000 to $16,000. The biggest swing factor is not square footage — it is the condition of the existing coating and how much caulking, crack repair and priming the house needs before colour goes on.
How long does exterior paint last in Florida?
Seven to ten years on stucco or block with proper prep, and five to seven on wood siding. Expect the south and west elevations to show wear a full cycle before the north and east, because those faces take the worst of the ultraviolet load.
How long does an exterior repaint take?
Three to six working days for a typical single-storey home, five to nine for a two-storey. Florida afternoon storms are the usual reason a job stretches — we will not coat a surface that will not have time to flash off before rain.
Do I need to be home while you paint?
No. Most exteriors are done with the owner at work. We need access to an outdoor water spigot and to the power, and we will agree with you in advance about gates, pets and the alarm.
Can you paint over stucco cracks?
Not successfully. Hairline cracks need to be opened slightly, filled with an elastomeric patch and feathered before coating, or they telegraph straight back through the new paint within a season. We price crack repair as a separate line so you can see exactly what it costs.
What is the best time of year to paint an exterior in Marion County?
October through April. Lower humidity, fewer afternoon storms and milder surface temperatures all help the coating cure correctly. Summer work is entirely possible but it has to be scheduled around the afternoon storm pattern, which can stretch the job.
Interior Painting
How much does it cost to paint the interior of a house in Ocala?
Expect $2.50 to $5.00 per square foot of floor area for walls, ceilings and trim. A 2,000 square foot Marion County home typically comes in between $5,000 and $10,000 for a full interior, or roughly $550 to $950 per room if you are doing it piecemeal.
How long will my house smell like paint?
With the low-VOC products we use as standard, a few hours rather than a few days. A bedroom painted in the morning is normally comfortable to sleep in that night. We run ventilation while we work and we will tell you if any specific product — an oil-based trim enamel, for instance — needs longer.
Do you move furniture?
Yes. We centre and wrap everything in the room as part of the job and put it back where it was when we are done. We ask you to take care of anything genuinely irreplaceable — artwork, electronics, family pieces — yourself.
Do you repair drywall damage before painting?
Yes. Nail pops, dings, cracks and small holes are included. Larger repairs — water damage, big holes, texture matching across a whole wall — are quoted as a separate line so you can see what the repair costs versus the paint.
Can you remove popcorn ceilings?
Yes, including the skim coat, texture match and repaint. If the house was built before about 1980, the ceiling should be tested for asbestos before anyone scrapes it; we will tell you that at the estimate rather than after.
Do you do rental turnovers?
Yes, and on a fixed timeline. Tell us the date the next tenant moves in and we will work to it. Most two-bedroom turnovers are a two-day job.
Cabinet Painting & Refinishing
Is it worth painting kitchen cabinets instead of replacing them?
If the boxes are sound and you like the layout, almost always. Refinishing an average Marion County kitchen runs $2,500 to $6,000 against $15,000 or more to replace. Replacement makes more sense when the boxes are water-damaged, the layout is wrong, or the doors are a style you cannot live with.
How long do painted cabinets last?
Eight to fifteen years when the prep is done properly — degreased, deglossed, bonding-primed and sprayed with a cabinet-grade enamel. The failures you hear about almost always come from someone rolling wall paint onto a greasy factory finish.
Can you paint laminate or thermofoil cabinets?
Yes, but they need a specialist adhesion primer and more careful edge work, so they carry a 15 to 25 percent surcharge. Thermofoil that is already peeling away from the substrate needs that section addressed first — we will tell you at the estimate.
How long will I be without cabinet doors?
Four to seven days for most kitchens. You keep the counters, sink, range and refrigerator throughout; it is only the doors and drawer fronts that leave. We give you the exact window before we start.
Will there be brush marks?
No. Doors and drawer fronts are sprayed, which leaves a level finish with no brush or roller texture. Face frames and boxes are sprayed in place behind masking wherever access allows.
Do you change the hardware?
We can install hardware you supply, and we can drill for new hardware where the hole spacing differs from the old. New handles on refinished doors is the cheapest possible way to make a kitchen read as new.
Pressure Washing & Soft Washing
What is the difference between pressure washing and soft washing?
Pressure washing is high-pressure water alone, suitable for concrete and pavers. Soft washing is low pressure plus a cleaning solution, and it is what roofs, stucco, painted wood, screen enclosures and vinyl need. Using high pressure on those surfaces causes damage that is expensive to undo.
Will pressure washing damage my roof?
Yes, if someone uses actual pressure on it. High pressure strips the protective granules off asphalt shingles and can void the manufacturer's warranty. Roofs should only ever be soft washed, using a solution that kills the algae causing the black streaking rather than water that knocks it off temporarily.
How often should a Florida house be washed?
Once a year for most Marion County homes, and twice a year if you are under heavy tree cover or on a north-facing elevation that stays shaded and damp. Annual washing roughly doubles the useful life of an exterior coating.
Will the cleaning solution hurt my plants?
Not when it is done properly. We pre-wet the landscaping before we start, cover sensitive plants, and rinse everything down thoroughly afterwards. Tell us about anything you are particularly protective of and we will treat it accordingly.
Do I need to be home?
No. We need access to an outdoor water spigot and to any gates. We will confirm pet arrangements and let you know when we are done.
Deck, Porch & Pergola Staining
Should I stain or paint my deck in Florida?
Stain, in almost every case. A penetrating stain wears away by fading, so the next cycle is a wash and recoat. Solid deck paint forms a film that will eventually lift under Florida sun and standing water, and then the whole surface has to be stripped before you can refinish it.
How often does a deck need restaining in Marion County?
Every two to three years for a surface in full sun, and three to four if it is shaded or covered. Horizontal surfaces always need attention before vertical railings and skirting do, so it is normal to recoat the deck floor one cycle ahead of everything else.
Can you stain a pressure-treated deck straight away?
No. New pressure-treated timber holds a lot of moisture from the treatment process and needs to dry — usually three to six months in Central Florida — before it will accept a penetrating stain. Coating it early traps moisture and the finish fails quickly.
Do you repair boards as well as stain?
We flag everything we find and we can handle straightforward board and fastener replacement. Structural repairs — joists, ledgers, posts — we will tell you about and recommend a carpenter rather than guess at it.
Do you do timber-frame pavilions?
Yes, and they are some of our favourite work. Exposed trusses, tongue-and-groove ceilings, whitewashed pine against dark stained beams — we have built and finished several on Marion County farms.
Drywall Repair & Texture Matching
Can you match my existing wall texture?
Yes — knockdown, orange peel and skip-trowel are all standard for us. We sample onto scrap board first and hold it against the wall, adjusting the mud consistency and timing until it disappears, before we touch the actual repair.
Why does my repaired patch still show?
Almost always because the texture was not matched or the patch was not feathered wide enough. A flat patch in a textured room catches side light differently and reads as a bright rectangle. The fix is to retexture the patch and repaint to a natural break — a corner or a ceiling line — rather than stopping mid-wall.
Do I need to fix the leak before you repair the ceiling?
Yes. Patching over an active leak means paying for the repair twice. We will tell you what the staining pattern suggests — roof, plumbing or air-conditioning condensate — but the source should be confirmed and resolved before we close it up.
Do you paint after the repair or do I need another contractor?
We do both. One crew repairs, textures and paints, which also means there is nobody to blame but us if the patch shows.
Is popcorn ceiling removal worth doing?
It is the single biggest visual change you can make to an older Florida interior, and it makes the whole house feel newer. If the home was built before about 1980, have the ceiling tested for asbestos first — we will say so at the estimate rather than after.
Commercial & Agricultural Painting
Can you work outside our business hours?
Yes. Evening and weekend scheduling is standard for commercial interiors and usually carries a 10 to 20 percent premium over daytime rates. For most retail and office clients that premium is far cheaper than lost trading.
Do you carry commercial general liability insurance?
Yes, and we can provide a certificate of insurance naming your business as additional insured before work begins. Tell us your required limits at the estimate stage and we will confirm we can meet them in writing.
Do you work on boarding and training facilities?
Regularly. Boarding barns, training centres and show facilities are a significant share of our work. We phase building by building so no client's horse is displaced, and we work backwards from your show calendar.
Can you handle multiple rental units?
Yes. We price by unit, work to your turnaround deadlines, and can invoice per unit or consolidated monthly, whichever suits your accounting.
Do you paint metal farm buildings?
Yes, using a direct-to-metal acrylic system over a rust-converting primer on any area that has already started to corrode. Coating over active rust without converting it first is the most common reason metal building repaints fail early.
Specialty Finishes & Hand-Painted Ceilings
How much does a hand-painted starry ceiling cost?
A bedroom ceiling typically runs $1,200 to $3,500 including the base coat, and a vaulted great room $3,000 to $7,500. Price is driven by ceiling area, height and how dense and detailed you want the starfield, not by hours on site.
Will it look dated in a few years?
A starfield ceiling is one base coat away from being an ordinary dark feature ceiling, which is a far easier reversal than wallpaper or a textured treatment. We will tell you what it would cost to take it back at the same time as we quote putting it in.
Can you do murals in a child's room?
Yes — name walls, themed accent walls and character work are regular requests. We sample the palette on board first so you approve the colours before they go on the wall, and we use low-VOC products throughout for a child's room.
Do you do this as part of a whole-house repaint?
Often, but it is scoped and scheduled separately rather than squeezed into the repaint week. Decorative work needs its own time and its own approval step, and compressing it is how it goes wrong.
Can you glaze or distress cabinets rather than paint them flat?
Yes. Glazed, antiqued and distressed finishes add roughly 20 to 40 percent over standard cabinet refinishing, and we always sample on a spare door first so you can see the depth of the glaze before we commit the kitchen.
Tell us what needs painting.
Free written estimate, no pressure, and a straight answer about what the job actually needs.
