What painting in Dunnellon actually involves

Dunnellon is where we live, so this is the one town where we are not driving in. That matters more than it sounds: a touch-up visit, a dropped-off sample board or a look at a problem wall before you commit to anything is a ten-minute errand rather than a scheduled trip, and we price accordingly.

The river shapes the work here. Properties along the Rainbow and the Withlacoochee sit in constant high humidity under heavy tree cover, and that combination is punishing for exterior coatings. Mildew establishes fast on shaded elevations, dock and deck timber never fully dries out in summer, and screen enclosures and lanais grow a film you can write your name in. Anything within sight of the water should be on an annual soft-wash cycle, not a three-year one.

Rainbow Springs and Rainbow Lakes Estates are mostly block-and-stucco homes from the 1970s through the 1990s, and they are now at the point where the original stucco is developing hairline cracking that needs opening and filling rather than painting over. The historic district down by the old depot is a different animal again — wood frame, real porches, painted wood trim, and some genuinely old substrate that rewards careful scraping and priming and punishes a quick recoat.

Out past the river, southwest Marion County turns into acreage and small horse operations fast. These are the properties where the barn, the run-in shed, the board fence and the house all want doing and nobody wants four separate contractors. We quote the whole property and phase it.

The housing stock here

Predominantly 1970s–1990s concrete block with stucco in the Rainbow Springs and Rainbow Lakes developments, now at the stage where hairline stucco cracking and failed original caulking are the main exterior issues. The historic district adds older wood frame with real porches, bead-board ceilings and painted wood trim. Out on the acreage you get manufactured and modular homes alongside pole barns, run-in sheds and board fence.

Painting in Dunnellon: common questions

Are you actually based in Dunnellon?

Yes. RJL Painting operates out of Dunnellon, which is why we can come back for a touch-up or drop off a sample board without it being a scheduled trip. Most of our Marion County work radiates out from here.

My house is on the Rainbow River and mildew comes back every year. What should I do?

Move to an annual soft wash rather than a three-year one. Riverside properties under tree cover stay damp enough that algae re-establishes within a season. A soft wash with a cleaning solution kills it at the root rather than rinsing the visible layer off, and annual washing roughly doubles the useful life of the coating underneath.

Do you paint homes in Rainbow Springs and Rainbow Lakes Estates?

Regularly. Those homes are mostly 1970s–1990s block and stucco, and they are now at the age where the original stucco needs hairline cracks opened and filled and the original caulking replaced before any colour goes on. We price that as a separate line so you can see what it costs.

Can you handle the barn and the house on the same visit?

Yes, and on acreage properties that is usually the cheaper way to do it. We quote the whole property — house, barn, sheds and fence line — and phase it so you are not paying set-up costs four times.
