No need to empty the barn

Marion County has no shortage of painters. What it has very few of is a crew a barn manager will let through the gate on a busy morning.

That is the work we built the business around. We stage from the end of the aisle, cut in the stalls that are empty and move as the horses move, use low-odour coatings that have flashed off before anyone comes back in, and pick up every tool, bucket and strip of tape before turnout. Then we do the farmhouse, the fence line and the run-in sheds on the same schedule.

We paint plenty of ordinary houses too — and they get the same care.

Our speciality

Painting a barn is not painting a house

A barn is a working building with a schedule — feed at six, turnout at seven, farrier on Tuesday, a vet who needs the aisle clear — and a population that does not care about a drop cloth until it flaps.

Everything about how we sequence a farm job comes out of that. Low-odour coatings so stalls can be reoccupied the same day. No spraying in an occupied aisle. Cords routed along the wall, not across the walkway. Every tool, bucket and strip of tape picked up before turnout, because a loose tarp in a Florida afternoon wind is how a good day turns into a vet bill.

  • Run-in sheds, hay barns and equipment buildings

Where we work

Seven counties, twenty towns, one crew

Each of these has its own page, because painting a block house in Marion Oaks and an old wood-frame porch in Brooksville are genuinely different jobs.

Questions we get asked most

What areas does RJL Painting serve?

RJL Painting is based in Dunnellon, Florida and serves Marion, Levy, Citrus, Alachua, Sumter, Lake and Hernando counties. That includes Ocala, Dunnellon, Belleview, Summerfield, The Villages, Silver Springs, Marion Oaks, Ocklawaha, Reddick, Anthony, Citra, Fort McCoy, Williston, Inverness, Crystal River, Brooksville, Gainesville, Newberry, Wildwood and Lady Lake.

Does RJL Painting work around horses?

Yes — working safely around active barns is the core of the business. We schedule around turnout and feed, work the stalls that are empty and move as horses move, avoid spraying or running compressors in occupied aisles, use low-odour coatings, and pick up every tool, cord and strip of tape before horses come back in. You do not need to empty the barn.

Is RJL Painting licensed and insured?

Yes. RJL Painting carries general liability insurance and can provide a certificate of insurance — including naming a commercial client as additional insured — before work begins. Ask for it at the estimate stage and we will send it in writing rather than saying so verbally.

How much does it cost to paint a house in Ocala, FL?

A single-storey exterior in Marion County typically runs $3,500 to $9,000, and a two-storey $7,000 to $16,000. Interiors run roughly $2.50 to $5.00 per square foot of floor area, or about $550 to $950 per room for walls, ceiling and trim. The condition of the existing coating moves the number far more than square footage does.

How long does exterior paint last in Central Florida?

Seven to ten years on stucco or concrete block with proper preparation, and five to seven years on wood siding. South and west elevations take the worst ultraviolet load and will show wear a full cycle before north and east elevations, which is why it is reasonable to refresh a single elevation rather than repainting the whole house.

Do you charge for estimates?

No. Estimates are free and written. We come to the property, look at every surface in the scope, and give you a line-item quote that names the preparation, the primer, the product and the number of coats — not a single lump sum. On farms we walk the whole property so you can phase the work if you want to.

How soon can you start?

Most residential jobs start within one to three weeks of accepting the estimate. Farm work is scheduled around your barn, show or foaling calendar and can be booked further out. Rental turnovers and closing-date work are quoted to a fixed completion date — tell us the date and we will build the schedule backwards from it.

What is the difference between pressure washing and soft washing?

Pressure washing is high-pressure water alone and is appropriate for concrete and pavers. Soft washing is low pressure plus a cleaning solution, and it is what roofs, stucco, painted wood, screen enclosures and vinyl need. High pressure strips granules off asphalt shingles, opens stucco and raises wood grain — damage that is expensive to undo.
