What Florida does to an exterior

Central Florida is one of the hardest environments in the country for exterior coatings. You have near-vertical summer sun, afternoon storms that drive water sideways into every unsealed joint, and enough humidity that mildew will colonise a north wall within a season. Add Marion County's sand and red clay, which splash a metre up the wall every time it rains, and a cheap exterior repaint here starts looking tired within two years.

The failures are predictable and they are almost always prep failures rather than product failures. Chalked substrate that was not washed. Hairline stucco cracks that were painted over instead of being opened and filled. Window and door joints that were never caulked, so water got behind the film. Bare fascia that was coated without a primer. None of that is visible on the day the job finishes, which is exactly why it gets skipped.

Surfaces we work on

  • Stucco and textured stucco — including hairline crack repair
  • Concrete block and painted masonry
  • Fibre cement (Hardie) lap siding and board-and-batten
  • Wood siding, shiplap, T1-11 and cedar
  • Vinyl siding — with heat-reflective formulations where colour is darker
  • Soffit, fascia, trim, shutters, garage doors and front doors
  • Porches, columns, railings, lattice and porch ceilings
  • Driveways, walkways and pool decks — coating and sealing

The prep that decides whether it lasts

Every exterior we do starts with a soft wash rather than a blast. High pressure on stucco opens the surface and on wood it raises the grain, both of which make the coating worse, not better. Low pressure with a cleaning solution removes mildew, chalk, pollen and clay splash and leaves the substrate intact.

Then the unglamorous part: scraping failing film back to a sound edge, feather-sanding the transitions so they do not telegraph through, opening and filling stucco cracks, caulking every window, door, trim and penetration joint with an elastomeric sealant, and spot-priming every bare area with a primer matched to the substrate. Bare stucco gets a masonry primer, bare wood gets a stain-blocking primer, and rusted metal gets a rust-converting primer.

Only then does colour go on, and it goes on twice. If a quote you are comparing does not spell out washing, caulking, priming and two coats as separate line items, you are not comparing the same job.

Choosing colour in Florida light

Florida sun is brutally unflattering to colour. A grey that reads as a soft warm grey on a chip in your kitchen will read as flat blue on a west wall at four in the afternoon, and a deep navy or charcoal will absorb enough heat to shorten the life of the film on a south elevation unless you use a heat-reflective formulation.

We put large sample boards on the actual walls — not six-inch patches — and ask you to look at them in morning light and again at dusk before you commit. It costs us a visit and it saves everyone a repaint.

How the job runs

  1. Walkthrough and written estimate

We walk the elevations, note rot and stucco damage, and give you a line-item quote naming the prep, the primer, the product and the coat count.

  2. Colour consultation

Large sample boards placed on the actual walls so you can judge them in real Florida light at different times of day.

  3. Soft wash

Low-pressure cleaning to remove mildew, chalk, pollen and clay splash. Allowed to dry fully before anything is coated.

  4. Repair and prep

Scrape, sand, open and fill stucco cracks, replace or flag rotted trim, caulk every joint, spot-prime every bare surface.

  5. Two finish coats

Sprayed and back-rolled on texture, brushed and rolled on trim. Full coats, correct spread rate, correct recoat window.

  6. Walkthrough and touch-up

We walk every elevation with you, fix the punch list the same day, and leave labelled touch-up paint.

What it typically costs

Real ranges for Marion County and the surrounding counties, so you can sanity-check any quote you are given — ours included. Every job still gets a written, line-item estimate.

ScopeTypical rangeWhat moves the number
Single-storey home, body and trim$3,500 – $9,0001,400–2,400 sq ft under air. Driven by substrate condition and how much caulking and crack repair is needed.
Two-storey home, body and trim$7,000 – $16,000Access and staging add real cost on a two-storey, not just surface area.
Trim, soffit and fascia only$1,400 – $3,500A good mid-cycle refresh when the body is still sound.
Garage door or front door$200 – $650Front doors in a fine finish are priced separately because they take a different process.

Ranges are guidance for planning, not a quote. Condition of the existing surface moves the number more than size does.

Exterior House Painting: common questions

How much does it cost to paint a house exterior in Ocala?

Most single-storey Marion County homes run $3,500 to $9,000 for body and trim, and two-storey homes run $7,000 to $16,000. The biggest swing factor is not square footage — it is the condition of the existing coating and how much caulking, crack repair and priming the house needs before colour goes on.

How long does exterior paint last in Florida?

Seven to ten years on stucco or block with proper prep, and five to seven on wood siding. Expect the south and west elevations to show wear a full cycle before the north and east, because those faces take the worst of the ultraviolet load.

How long does an exterior repaint take?

Three to six working days for a typical single-storey home, five to nine for a two-storey. Florida afternoon storms are the usual reason a job stretches — we will not coat a surface that will not have time to flash off before rain.

Do I need to be home while you paint?

No. Most exteriors are done with the owner at work. We need access to an outdoor water spigot and to the power, and we will agree with you in advance about gates, pets and the alarm.

Can you paint over stucco cracks?

Not successfully. Hairline cracks need to be opened slightly, filled with an elastomeric patch and feathered before coating, or they telegraph straight back through the new paint within a season. We price crack repair as a separate line so you can see exactly what it costs.

What is the best time of year to paint an exterior in Marion County?

October through April. Lower humidity, fewer afternoon storms and milder surface temperatures all help the coating cure correctly. Summer work is entirely possible but it has to be scheduled around the afternoon storm pattern, which can stretch the job.
